BFT Gate Motor Replacement: The Arlington Owner’s Guide

We stock and install BFT-compatible gate motor replacements in Arlington, with most swaps running between $650 and $1,400 installed depending on your model and what failed. We carry common BFT parts on the truck, and we can usually have your gate running the same day we look at it. Most Arlington owners discover the problem the hard way: the gate groans, moves halfway, stalls, or just sits there while the motor hums like it’s trying.

The good news is BFT builds solid Italian hardware that’s worth fixing. We’re an independent Arlington shop, not affiliated with BFT, but we’ve been repairing their openers long enough to know which models fail gracefully and which ones need a whole motor swap. If you’ve got a BFT that’s limping along, here’s what you need to know before you spend a dime.

Which BFT Models This Applies To

BFT makes two main lines we see in the field around Arlington: the DEIMOS series (swing gates, commonly BT A400 and BT A600) and the ARES series (articulated arm operators), plus a handful of sliding gate motors like the ICARO, PHOBOS, and KUSTOS. The DEIMOS BT A400 and BT A600 are the workhorses we replace most often in residential Arlington driveways, while the ARES shows up on heavier ornamental iron gates.

Here’s the compatibility gotcha most people miss: BFT motor replacement isn’t a one-part-fits-all job. The DEIMOS A400 and A600 use different capacitor values and different gear ratios, and the motor mounting pattern changed between older and newer production runs. If you order a motor online without checking the serial plate, you’re gambling. We match by the model number stamped on the side of the operator housing, plus the manufacturing date code. On the OEM versus aftermarket question, we’ll be straight with you: BFT OEM motors are well-made and we recommend them when the gate gets heavy daily use. For a lightly used residential gate, a quality aftermarket equivalent from a reputable supplier can save you $150 to $250 and still last five or six years in Texas weather. We’ll show you both prices and let you decide.

We also stock parts for LiftMaster, Mighty Mule, and Ghost Controls for good measure, but BFT is one we keep on hand because Arlington has a lot of them installed.

Signs Your BFT Gate Motor Replacement Is Failing

  • The motor hums but the gate doesn’t move. That’s usually the capacitor going bad, and in BFT units it’s the single most common electrical failure we see after three to five Texas summers. Heat breaks down the capacitor’s dielectric, and the motor can’t get the starting torque it needs.
  • The gate opens halfway, stops, and the control board blinks an error code. BFT boards are sensitive to voltage drop, and a motor with worn brushes or a dragging gearbox pulls more current than the board wants to see. The board isn’t the problem; the motor’s the load that’s tripping it.
  • You hear grinding or a rattling knock while the gate moves. That’s the gear train chewing itself up. BFT uses a combination of nylon and metal gears inside the DEIMOS, and once the nylon wears down, metal-on-metal contact accelerates the damage.
  • The gate moves slower than it used to, especially in cold weather. Cold mornings in Arlington drop to the 30s a few times a year, and old grease in the actuator thickens. If the motor’s on its way out, it can’t overcome the added resistance and the gate crawls.
  • The opener trips its thermal overload and needs a reset before every use. BFT motors have a thermal cutout that’s meant to protect the windings. When it’s tripping regularly, the motor’s pulling too many amps and it’s running on borrowed time.

Every one of these is a motor that’s telling you something. Ignore it and you’ll be stranded with a gate stuck open or, worse, stuck closed with the car inside.

Replacement Cost & What’s Included

In Arlington, an installed BFT gate motor replacement runs $650 to $1,400 for most residential setups. Here’s how that breaks down:

  • DEIMOS BT A400 motor replacement: $650 to $850 installed
  • DEIMOS BT A600 motor replacement: $750 to $950 installed
  • ARES or larger actuator units: $950 to $1,400 installed
  • Motor plus control board replacement (common on lightning-damaged units): add $275 to $400

The spread comes down to which model you have, whether it’s OEM or aftermarket, and whether the mounting brackets or limit switches need attention while we’re in there. We quote the price before any work starts, and you sign off on that number first. There’s no surprise invoice at the end.

Every BFT motor we install carries our 90-Day Done Right Promise in writing. If it isn’t right, one call brings Hal back and he makes it right. That’s not a maybe. It’s the way we’ve done it since 2001. And if you have a written estimate from another Arlington company, bring it in. We’ll give you a free second opinion and tell you honestly whether their number makes sense.

DIY or Call Us?

Let’s be plain about the danger here: a BFT gate opener runs on 120V or 240V AC, and the motor swap means working inside a live electrical enclosure. If you’re not comfortable killing the breaker, testing for dead, and re-terminating wires cleanly, this is not the job to learn on. We’ve seen hand-tightened wire nuts behind BFT control boards that were arcing and cooking the board out. A loose connection in a metal box next to a moving gate is a fire risk and a shock risk.

What you can safely do is check the obvious: confirm the breaker’s on, clear debris from the track or hinge path, and note which error code shows on the board when the gate fails. Write that code down. It saves us time and saves you money on diagnosis. But the motor itself, the capacitor, any wiring inside the operator housing – leave that to someone who does it every week. Hal’s been fixing gates around Arlington since 2001, and he’ll tell you the same thing over the phone: don’t open that box unless you know exactly what you’re reaching past.

If you’re in Arlington and your BFT is failing, call (817) 241-4067. We answer around the clock, we’ll give you a straight answer, and there’s no trip charge inside the county.
