BFT Keypad & Intercom Repair: The Arlington Owner’s Guide

Which BFT Models This Applies To

BFT has been building gate automation for over 40 years, and their keypads and intercoms show up on residential and light commercial gates all over Arlington, especially in neighborhoods with single-family driveways like Pantego, Dalworthington Gardens, and the older sections of north Arlington. The keypad lines we see most often are the BFT MITTO series (wired keypads with the modular relay base), the BFT RADIUS LED and RADIUS LED AC keypads, and the BFT PHOBOS intercom series, which usually pairs with a DECEA or GIOTTO control board.

Here’s the compatibility gotcha that trips people up: the BFT RADIUS keypad comes in 24V AC and 12V DC versions, and they are not interchangeable. If someone swaps in the wrong voltage keypad because it was cheaper or in stock, the keypad either won’t light up or burns out the relay base within a few weeks. We check the control board voltage before we touch anything, because the label on the keypad sometimes doesn’t tell you the whole story, especially on older units that have been out in the Texas sun for a decade.

For intercoms, the PHOBOS line uses a proprietary 2-wire audio connection back to the handset in the house. That means you can’t drop in a generic two-wire intercom and expect it to ring properly. We stock BFT-compatible PHOBOS handsets and boards, and we’ve also installed quality aftermarket intercoms when a homeowner wants a simpler system with fewer failure points. For BFT specifically, we recommend OEM parts on the control boards and relay logic, because the timing and lock-release behavior are tuned to BFT’s firmware. For keypad housings and weather seals, a good aftermarket part works fine and saves real money.

Signs Your BFT Keypad & Intercom Repair Is Failing

• Keypad lights up but won’t trigger the gate. The relay base on the MITTO or RADIUS series is the usual culprit. The keypad membrane sends the signal, but the relay never closes, so the board never sees the command. Sometimes you can hear a faint click, sometimes nothing at all.
• Code works intermittently, usually after rain or a cold snap. Moisture has gotten into the keypad housing or the wire splice at the base of the post. Arlington gets enough humidity and the occasional hard freeze that we see cracked seals and swollen circuit boards every winter. The keypad may dry out and work for a few days, then fail again.
• Intercom rings the house, but the open button does nothing. This is a failed lock-release relay or a broken wire between the intercom and the gate operator. The audio still works because it’s a separate circuit, but the trigger line is dead. We trace that wire end to end before replacing anything.
• Gate opens by itself, usually at night. A keypad or intercom board with a shorted input can send phantom open commands. It’s not ghosts, it’s usually a water-damaged board or a pinched wire in the post. This one matters because a gate that opens on its own is a security problem, not just a nuisance.
• Keys stick, or you have to press hard to get a response. The membrane degrades over time, especially on gates with full western exposure. UV breaks down the plastic face, and the little carbon contacts underneath stop making solid contact. We’ve pulled BFT keypads off Arlington gates that had been in direct sun for eight years, and the face was chalky and cracked to the point you could read the circuit traces through it.

Replacement Cost & What’s Included

For a BFT keypad replacement in Arlington, you’re looking at $185 to $310 installed for most RADIUS and MITTO models, including the keypad, relay base if needed, weather sealing, and the labor to wire it in and test it at the gate and the board. If it’s a PHOBOS intercom handset and board replacement, the range is $260 to $420 installed, depending on whether we’re doing the handset, the outside station, or both.

Here’s what drives the range:

• Voltage mismatch correction: If a previous repair put a 12V keypad on a 24V board, we have to replace the keypad and verify the board didn’t take damage. That adds a little labor.
• Wire condition: If the wire in the post is corroded green and needs to be pulled and re-pulled, that’s extra time and material. We show you the wire before we touch it so you can see what you’re paying for.
• Mounting surface: Brick, stone, or stucco posts take a little longer to seal properly than wood or metal. We use the right anchors and sealant for the surface, and we don’t leave a caulk mess behind.

DIY or Call Us?

There are a few things you can check safely before you call. Look at the keypad face for cracks or clouding. Open the little weather cover if it has one, and see if there’s moisture inside. Check the breaker for the gate circuit and make sure the outlet for the operator hasn’t tripped. If you have a wired intercom, look for a loose handset connection where the curly cord meets the base. Those are all no-touch checks.

What we don’t recommend is opening the operator cabinet and probing the terminals with a multimeter if you’re not familiar with low-voltage board work. BFT boards are 24V AC on some lines, and it’s enough to short a relay or fry a control board if you brush the wrong terminals. We’ve been called out to fix more than a few self-diagnosed repairs where the homeowner was sure it was the keypad, but it turned out they’d shorted the board chasing the problem.
